Hunter Mill Reserve

Hunter Mill Road is a well-known, historically designated road that played an important role in Virginia’s Civil War history. Hence, the owners have worked with the Hunter Mill Defense League’s chief historian to ensure that our development will not impact the road. As a result, we are providing ample open space between the houses in the development and Hunter Mill Road. In addition, we are also considering Civil War era fencing and naming conventions that honor the history associated with the road and the immediate area.

We have heard from the community that they want to ensure that this SSPA nomination is not a stepping stone to more density.  If PDH-2 is approved, it is important that PDH-2 is built.  We agree and will work with Fairfax County and the community to make sure that whatever is approved is built.

During the 2022 SSPA nomination process, it became clear that there was no consensus on the Crowell Road / Sunset Hills realignment.  During our recent community meetings, we have found that neighbors are interested in trying to use this property to solve the traffic issues in the area.  We have recently created a plan that allows for the realignment of the road while continuing to keep the density low.

The Hunting Crest Neighborhood has made it clear that they will not support a project that connects to their neighborhood.  To that end, we have designed our project not to connect to Hunting Crest.  Wherever possible, we will create a green buffer between our projects.

This property sits in a development area whose lots range from half acre lots to 2 acre lots.  While there is certianly an argument that a proeprty of this size, this close to mass transportation, shoud be developed at a higher density, the owners have listened to the community and pledged a density of no more than 100 units on the proeprty.

Many of the previous submissions included retail centers or commercial components.  The community has been clear that they only want to see residential development in this development.  Therefore, this development only propses single family residential development.  

Our Principles

This property has been the subject of countless SSPA and APR Nominations in the last 30 years.  There have been applications in the past for golf entertainment districts, office parks, apartment buildings, townhomes, and everything in between.  There have been nominations for as few as 5 units to the acre to as many as 30 or 40 units to the acre.  This is a once-in-a-generation opportunity to finally develop this land in a manner that is acceptable to both the community and the ownership.  This is an opportunity to take the uncertainty out of the future of this property.  Having studied the past nominations, met with community groups, and listened during public hearings, we have created 6 guiding principles for our development.    

The Assemblage

Located off of Hunter Mill Road and Sunset Hills Road, this 67-acre assemblage has been a controversial topic for the community for over thirty years. The current ownership has studied the past rezoning applications, attended the recent public hearings, and engaged both the community and local elected officials for feedback. This ownership group has never put forth an SSPA Nomination on its own; this nomination is the first.  We believe this nomination represents a bridge between active community groups, the government, and the ownership that allows this assemblage to be developed in a manner that is in keeping with the low-density nature of the surrounding neighborhoods, according to the community principles laid out in this presentation.  To view a Google Map of the assemblage, click HERE.

Our Plan

Encorporating the Principles we created by listening to the local community, we have created a plan that we believe meets all of the core tenets of our development strategy.  The design below proposes fewer than 100 lots, provides no connection to the Hunting Crest Community, provides large buffers between Hunter Mill Road, Hunting Crest, and our houses, and proposes only large single-family homes with no commercial or retail component.  This plan also allows for the realignment of Crowell Road to Crowell Road.  While we think the below development meets all of the criteria set out in the community meetings, we look forward to discussing this plan with all stakeholders and improving upon the design through collaboration.
